After a market crash in the 1980's he lost it all. All of his projects went under water and all of the people that lent him money, wanted their money back.

So what did Dave Ramsey do at this point? He had no money, and certainly didn't have any credit as a result of the bankruptcy. The one thing he still had was the knowledge. He knew how to find deeply discounted properties as he was a pro at it. That didn't stop him from making money off of them!

So he would tie these properties up under contract and find an investor that had the money to purchase these deals. Also known as assigning the contracts. He never had to purchase the properties and was able to make money SELLING CONTRACTS. This is what is known as Wholesaling Houses. As time went on he was able to purchase houses himself, but this was a huge saver for him when he needed some CASH QUICKLY.

The crazy part about it... YOU can do this too. There are people makings millions a year through wholesaling houses. All you have to do is replicate the process and you can make cash quickly and get into Real Estate!
